Garage door permits and hurricane code in North Broward
All of Broward County, including Coral Springs, Parkland, Coconut Creek, and Margate, is in Florida's High-Velocity Hurricane Zone (HVHZ). That's the strictest wind-code area in the state, and it changes what's required when you replace a garage door.
Repair or replacement: which needs a permit?
Installing or replacing a garage door is permitted work in Broward cities. Coral Springs' building FAQ, for example, says a permit is required to construct, enlarge, alter, repair, move, remove, or demolish any building or part of one, and that altered existing construction needs a permit. Routine repairs that don't change the door, such as a spring, cable, roller, or opener swap, often don't need one, but rules vary by city, so confirm with your building department before work starts.
What a replacement permit usually includes
- Product approval for the exact door. Either a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval, covering the door's size, configuration, and design pressure.
- Wind-load numbers for your opening. For homes under about 30 feet tall, Broward cities generally accept the county's wind-load chart; taller or unusual buildings may need an engineer's calculations.
- The Broward County Uniform Permit Application and the county's uniform retrofit window and door schedule, plus a simple floor plan showing where the door is.
- HOA paperwork, if it applies. Some cities ask for an HOA approval letter or an awareness affidavit even if you're not in an association.
- A Notice of Commencement if the job is valued at $5,000 or more. It's recorded with the county and must be submitted before the first inspection.
Who pulls the permit?
Normally your licensed contractor does, and that's a good test of who you're hiring. A homeowner can pull an owner-builder permit for their own home, but then they're responsible for the work meeting code and passing inspection.
Questions to ask any provider
- Will you pull the permit, and is it included in the price?
- Which NOA or Florida Product Approval number covers the door you're quoting, and does it match my opening size?
- Does the quote include reinforcement (struts) and the approved anchoring for the hurricane rating?
- Who schedules the final inspection?
